Do’s & Don’ts
Resist The Temptation!
Don’t: Select the wrong Realtor who advises you to price your Hilton Head property the absolute highest price, even if recent comparable home sales data offers a far different fair market value. Pricing your home too high will deflate the excitement homes enjoy during the first 4 to 6 weeks the property first hits the market.
Do: Interview several Realtors.
Don’t: Overlook creating immaculate curb appeal. In the current competitive market, your luxury home or villa should look its absolute finest. Failure to create gorgeous curb appeal will cause prospects to keep driving past your property.
Do: Manicure and edge lawn .Trim the shrubs. Spruce up the flowerbed – add some color.
Power-wash the driveway, sidewalk and exterior siding.
Don’t: Allow your pets to roam your property and “greet” prospects when they tour your home. Unfortunately, some seller’s make the mistake of leaving food and water bowls out for all to see and “smell”
Don’t: Have that “lived-in look” with the curtains drawn, cobwebs in the corners and dust “bunnies” under foot.
Do: Create an inviting atmosphere, fresh flowers, yummy smells and soft relaxing music.
A Market Savvy Professional on Your Side
While some of these mistakes seem harmless, the realities of a competitive market are challenging.
